  • Mobile Home Market in Santa Maria/Orcutt

    Mobile homes can be a wonderful alternative to a traditional “stick-built” house or condo, particularly as today’s mobile homess are so very different from the past.  In Santa Maria and Orcutt, there are some very nice “parks”, most of them age-restricted, catering to the 55+ population.

    Typically, when there is no age restriction within the park, it is because one owns the land the home sits on.  The homes tend to be “manufactured or modular” homes on permanent foundations, often with attached two car garages, and with the appearance of a standard site-built house.  The homes are manufactured in sections in a factory and transported on flat-bed trucks to the site, and placed on the foundation.  They have no wheels.  Great article about mobile homes at Wikipedia!

    Here are some simple statistics about mobile home sales in Santa Maria and Orcutt.

    Currently there are 52 Active Listings, 2 Pendings and 53 Solds in the past 6 months.

    Highest Priced Sale: $212,000 in Quail Meadows West (each homeowner owns the land the home is on), just south of Sunrise Hills in Santa Maria, approximately Bradley and Santa Maria Way.

    Lowest Priced Sale: $7,000 in Sunny Hills, located near Clark and Highway 101 in Orcutt.

    Nipomo has a park called Galaxy Park that has a combination of single wide/double wide/manufactured homes, and is NOT age restricted, so there are lots of families with children living there!  Very affordable, no homeowners association, no dues, and you own the land!  I have a 3 bedroom, 2 bath, built in 2001 listing there currently that is very nice, and currently priced at $179,900.  Click here for information, and be sure to watch the slideshow!  Monthly payments inclusive of principal, interest, taxes and insurance will be less than $1,200 per month — why rent?
