The continuous downtrend of inventory coupled with the uptick of sales made me wonder how it would look on a graph. I like a visual when possible, so I have prepared a graph showing the past two years: February 2010 through February 2012. This graph indicates the number of homes listed for sale in the Santa Maria – Orcutt real estate market, the number of pendings, and the number of solds.
Very interesting. If the big banks really do have a vast quantity of so-called “shadow” inventory, I think now is the time to start listing some of them! We’re running out of homes to sell in Santa Maria, and apparently there aren’t enough homeowners with equity who are willing to sell.
