  • First Quarter 2012 Real Estate Sales in the Santa Maria – Orcutt Market Area

    I’m often asked how 2012 is shaping up in comparison to 2011, so here is the low-down for the first quarter sales activities!

    First and most notably, we have 80 more sales closed between January 1 and March 31 this year that we did last year! 2011: 245.  2012: 325.  Like that?  So do I!

    2011 Closed Sales, 1st quarter

    245 total  63 were short sales, or 26%   84 were REOs, or 34%   91 were regular sales, or 37%   and 7 were probate or estate sales, or 3%    60% total were “distressed sales”.

    2012 Closed Sales, 1st quarter

    325 total   92 were short sales, or 28%   117 were REOs, or 36%   111 were regular sales, or 34% and 5 were probate or estate sales, or 2%   64% total were “distressed sales”.

    So the answer is yes, we have an increase of 4% in so-called distressed sales, but there are definitely more properties being sold.  Could have something to do with incredible interest rates, I suppose, that and pretty darn good prices in the Santa Maria Valley!
