Flying Off the Shelf in Foxenwood Estates!

When they are good, they are good as gold in Foxenwood Estates!! This special home had barely opened the doors for showings when we received three offers, and you will see why as you view the slideshow below. First, the location is special. Poppinga Way is the first street Mark Smith developed in Foxenwood Estates, and the homes are all just a little bit different than the floor plans that became standard. The stands of soaring eucalyptus were not destroyed to make way for the homes, but rather selectively allowed to remain in certain areas to further enhance the sense of being surrounded by nature and privacy. So yes, Poppinga has always been unique within this lovely neighborhood of approximately 860 homes! Some other factors leading to the quick (and enthusiastic!) sale: the sellers cared enough to take preliminary steps to ensure the best possible outcome, rather than just slapping it on the market. There was a termite report done, and a thorough home inspection, to determine the condition of the home. From that, the sellers were able to make decisions without being under pressure about the repairs they felt were necessary. The fireplace was cleaned and serviced by Village Chimney Sweep. The two furnaces were cleaned and serviced by Estes Plumbing & Heating. Paul Kees installed new stainless steel appliances. A gardener was hired to install new sod. A great handyman service was hired to take care of a myriad of other repairs and upgrades. Aaron Rice Electric, Inc. installed new recessed lighting in an area that had old pendants in the kitchen. AC’s Coastal Painting took care of painting needs. Staging was accomplished, and a professional cleaning was done the day before showings began. The sellers had not lived in the home for years, and wanted it to sparkle and shine the way it had once done.
Another key factor was, naturally, pricing. Current closed sales pointed to the listing price that was eventually settled on, $449,000. Four bedrooms, 3 baths, approximately 3200 square feet, .41 acre. Formal living & dining rooms, family room w/fireplace, sunroom/breakfast room, Saltillo tile and hardwood flooring. New Jenn-air electric range, new Whirlpool dishwasher, new Whirlpool microwave, handsome paneled SubZero refrigerator and freezer. Inside laundry room w/sink, 3 car garage and RV space.
They are every agent’s dream sellers! Participating in the process in a positive manner, willing to hear the truth of today’s market even when it wasn’t what they wanted to hear, appreciative of everyone’s efforts — yes, even bringing donuts to the workers!
These sellers deserved a quick sale and a good sale, and optimist that I am, I know it is going to be very successful. A lovely young family will soon be enjoying the fruits of the sellers’ labor, hopefully for many years to come! Welcome to the neighborhood!!

What is your opinion?

What a beautiful home! I can see why it sold so quickly. Dream sellers indeed to have done this work ahead of time. It proved successful with instant offers. Bonus for both seller and buyer!
Absolutely! One of the more successful sales of my business, all because of the amazing sellers. I also feel the buyers and their agent, Gary Crabtree of CornerStone Realty, deserve credit! Congratulations to Charlotte and Adam and their children, and best wishes for years of happiness in your new home!
