I’m not accountable for what is going on elsewhere, but right here in River City (oops, the Santa Maria Valley), we are experiencing an active market and in some cases, homes are flying off the shelf, so to speak!  Listen up: when a home is priced correctly, i.e. using proper data meaning recent neighborhood solds as comparables, it should sell fast if it is in good condition.  Two things a seller must have: a home in presentable, good condition, and a good, fair price; both things the seller can control.  A seller cannot control location (too late for that) or external market conditions (high interest rates, high unemployment, bad economy, etc.).  A seller can compensate for those things, however, and when it comes to location, it is a given.  Most likely it was a consideration in the pricing of the home when the seller purchased it — everything is relative!
