Santa Maria – Orcutt Monday Market Update
Published on May 7th, 2012
D'Ann Bartley
The last two days of April and first five days of May brought a small slow-down, but no significant changes. Yes, we are still losing inventory and can’t seem to gain. Having spent last week in Sacramento at the California Association of Realtors® spring business meetings, I can vouch for the fact that many other areas of the state are suffering a similar lack of available homes for sale. It is generally felt that banks need to start releasing some of their backlog of foreclosed properties, which will get things rolling again! Qualified buyers need homes, and it will certainly improve the neighborhoods and communities where these vacant homes sit, often in neglect. Here is the report for the week of April 29 – May 5, and if you’d like to read the prior week’s report, please click here.

What is your opinion?

So are a majority of homes to be sold pending foreclosure or short sale
approval? Or are people just not selling for whatever reasons?
Thanks for asking, Cynthia! Stay tuned — I am going to post those figures shortly! Our local market is not totally in distress. But many people who might want to sell in order to “move up” to a larger “better” home, cannot do so because they purchased their current home during the peak years (2003-2007)and they don’t have enough equity yet. They are staying put until the market improves and their equity has grown a little more. Thanks for posting, and please feel free to add questions, opinions and comments at any time!
